Lumley Beach anchors the neighbourhood. The coastal road along the beach is busy but the back-streets are quiet, particularly Wilkinson Road as it climbs up toward Hill Station. Many diaspora families choose Lumley as a permanent base for the beach access and lower rents than Aberdeen.
Expect a mix of property types: older detached houses on generous plots, newer apartment blocks built since 2020, and a handful of short-stay villas right on the beach. Title documentation is generally well-kept; boundary disputes are rare compared to inland plots.
Flood risk is low to moderate - the beachfront itself sits just above tide line so properties with direct ocean view can see spray during storms. The streets one block inland are fine.
